Melissa Joy

Melissa Joy is a Senior Vice President of Asset Management at ACRE, bringing more than 30 years of experience in property management operations. Her extensive career spans site-level operations, portfolio management, and corporate leadership. Before joining ACRE, Melissa spent 25 years with Village Green, where she managed a diverse portfolio of properties across the country. As a seasoned third-party operator, she has worked in a wide range of markets and asset types, collaborating with investors from institutional firms to high-net-worth individuals. Her expertise includes lease-ups, historic rehabilitations, and large-scale renovations, providing her with a deep understanding of how on-the-ground operations influence asset value and financial performance. At ACRE, Melissa leverages her operational expertise to deliver strategic oversight and optimize performance within the ACRE Credit Portfolio. She currently serves as President of the Board of Directors for the Greater Cincinnati Northern Kentucky Apartment Association (2024–2025) and has held multiple leadership roles at both local and national levels within the National Apartment Association. Melissa holds a Bachelor of Liberal Arts with a Business Minor from Xavier University and is a licensed Real Estate Broker in the state of Ohio.
