Melissa Joy

Melissa Joy is a Director and Head of Operational Asset Management at ACRE, bringing more than 30 years of experience in property management operations across a wide range of markets and asset types. In this role, she provides strategic oversight of operational asset management initiatives and works to optimize performance across the firm’s portfolio, with a particular focus on the ACRE Credit platform.

Prior to joining ACRE, Melissa spent 25 years at Village Green, where she managed a diverse national portfolio and held senior leadership roles spanning site-level operations, portfolio management, and corporate oversight. As a seasoned third-party operator, she has collaborated with a broad range of investors, from institutional firms to high-net-worth individuals. Melissa’s expertise includes lease-ups, historic rehabilitations, and large-scale renovation projects, giving her a deep understanding of how on-the-ground operations impact asset value, risk management, and financial performance. At ACRE, she leverages this operational background to support asset-level execution and long-term value creation. Melissa currently serves as President of the Board of Directors for the Greater Cincinnati Northern Kentucky Apartment Association (2024–2025) and has held multiple leadership roles at both local and national levels within the National Apartment Association.

She holds a Bachelor of Liberal Arts with a Business Minor from Xavier University and is a licensed Real Estate Broker in the state of Ohio.
